One of the most useful rules of thumb for homeowners involves the size of the affected area.

Small isolated areas of visible mold may sometimes be addressed safely by a homeowner using proper protective equipment and appropriate cleaning methods.

Larger areas often require professional containment and remediation procedures to prevent spores from spreading to unaffected portions of the home.

The challenge is that visible mold rarely tells the whole story.

What appears to be a small patch on the surface may extend behind drywall, under flooring, or inside wall cavities.

Usually, no. Per EPA and CDC guidance, sampling is generally unnecessary when visible mold is present. The remediation scope is driven by square footage, substrate, and moisture source, not species name. Exceptions are post-remediation clearance, hidden mold investigations, real-estate transactions, health-related documentation, and insurance disputes.

What is the difference between mold testing and mold remediation?

Testing is investigative. Air samples and surface swabs go to an accredited lab and come back with species identification and spore counts. The deliverable is a written report. Remediation is corrective. The mold and affected materials are physically removed under containment with HEPA filtration and negative air pressure per IICRC S520. What is the EPA 10 square foot rule for mold?

The EPA Mold Remediation guide draws a threshold at 10 contiguous square feet of visible mold. Under 10 sq ft is a small project a homeowner with proper PPE can address. Over 10 sq ft warrants professional containment, HEPA filtration, negative air pressure, and trained remediators per IICRC S520. The threshold is conservative because small visible patches often extend behind drywall.

Is mold common in Colorado Springs?

Less than in humid coastal regions because of the semi-arid 6,000-foot climate. What we do see often is basement and crawl-space mold after specific moisture events (snow-melt seepage, hydrostatic pressure through foundation cracks, slab leaks, ice damming), plus bathroom and attic mold from misrouted exhaust fans in older neighborhoods like Old North End and Patty Jewett.

Is the black mold in my basement Stachybotrys?

Probably not. The most common dark-colored indoor molds in Colorado Springs basements are Cladosporium, Aspergillus, and Penicillium, all of which can appear black or near-black. Should the company that does my remediation also do the clearance test?

What does IICRC S520 actually require?

Containment that isolates the affected area, HEPA-filtered negative air pressure, physical removal of porous materials with visible growth, HEPA vacuuming and damp wiping of semi-porous materials, antimicrobial treatment of remaining surfaces, drying of the structural cavity below 16 percent moisture content, and visual plus (where warranted) third-party verification before reconstruction.

I smell mold but cannot see any. What do I do?

This is one of the scenarios where testing is warranted. Combine moisture mapping and thermal imaging across the home with air sampling against an outdoor baseline. If indoor counts are elevated and a species dominates, inspect suspected cavities. If counts are baseline, the odor is more likely settled-spore odor from prior conditions. Either way, identifying any open moisture source matters.
